FAQ's for choosing an architect

Please reach out to us if you cannot find the answer to your question.

Industry averages vary widely.  A smaller boutique firm may cost 1 to 5% of the construction cost, while a larger architectural firm may charge as much as 5-10% of the construction cost.  Architect fees are based on your project's overall scope and complexity.  At August Sterling, our boutique firm provides a transparent fee structure and detailed cost estimates, tailored for your specific project, ensuring high value without surprises.

Far too often, a homeowner will pay for a design that is beautiful, but not within their construction budget.  This is a common mistake and one that is easily avoided.  Talk with your prospective architect, before you hire them, and ask how they ensure that the designs will adhere to your budget.  What is their background, experience, or collaboration with the prospective builder?  After all, it is the builder, not the architect, who is responsible for the costs associated with your design.  At August Sterling, we believe in collaborating with the builder, early in the design process, to ensure that our designs capture your vision, with full considerations for your budget.

Ultimately, the best client experiences occur when an architect and builder manage the construction process, collaboratively.   At August Sterling, our architectural project manager attends progress meetings and communicates with the builder and client, in a solutions-oriented manner.  Our goal is to ensure your vision is implemented, while working with our builders and contractors to address any issues that arise, along they way.

Your scope of work really impacts the timeline.  On average, most luxury custom homes spend 6-9 months in design, from the first meeting to final, stamped construction drawings.  The permitting process varies by county and local jurisdictions.

Again, collaboration is key.  We typically work with the builder on this process by preparing the necessary drawings, plans, and documentation required for permit applications.  We know that you and your builder want to get started as soon as possible, so we respond quickly to these requests.

The scope and complexity of the design changes directly impacts the time that it will take to make those changes. Minor changes may occur within one week, but most changes will need analysis for their impact on the total project, the costs, the building codes, and strutural engineering - not to mention aesthetics.  As a boutique architectural firm, August Sterling Architecture can respond quickly to most requests.
